Janu Residences

Overview

Fifty-seven residences above a hotel, at the centre of DIFC.

Janu Dubai places a 150-key hotel and a strictly limited collection of private residences in one building inside the financial district. Homes run from two to five bedrooms, each with its own layout, floor-to-ceiling glazing and private outdoor space, and each with standing access to the hotel’s dining, social and wellness floors. A bridge connects the building to The Carlyle Hotel & Residences by Rosewood and Four Seasons Private Residences DIFC next door.

Architecture

A sculpted facade that reads Arabic building tradition through a Swiss hand.

Herzog & de Meuron shape the tower as a carved mass rather than a curtain wall, its deep reveals and rounded openings drawing on regional precedent while holding the practice’s own restraint. The building sits between the towers of DIFC and the greenery of Zabeel Palace Gardens, with the Burj Khalifa held in open view from the residential floors.

Amenities

Seven venues, 1,700 square metres of wellness, and the first Janu Club.

The hotel floors carry the building: seven distinct dining and entertainment destinations, a wellness and fitness space of 1,700 sqm, and the inaugural Janu Club. Residents hold privileged access to all of it, alongside the service standard Janu was founded on. The garden area and arrival court sit at the base, screened from the district by planting.

  • Seven dining and entertainment venues
  • The inaugural Janu Club
  • 150-key Janu hotel in the same building
  • 1,700 sqm wellness and fitness space
  • Pool terrace on the Burj Khalifa axis
  • Landscaped garden area at podium level
  • Private residential arrival and lobby
  • Janu service programme for residents
  • Zabeel Palace Gardens alongside
Interior

Personalised living, at scale.

Layouts are written per residence rather than repeated floor to floor. Glazing runs full height, terraces are deep enough to be rooms, and the material palette stays quiet so the outlook carries the interior.

Herzog & de Meuron

Architecture

The Basel practice of Jacques Herzog and Pierre de Meuron, Pritzker laureates in 2001, known for the Tate Modern conversion, the Beijing National Stadium and the Elbphilharmonie. Janu Dubai is their first residential building in the city.

Janu

Operator

The sister brand to Aman, opened in Tokyo in 2024 and built around social energy rather than seclusion: dining, wellness and club spaces at the centre of the building instead of the edges.
