Rosewood’s Dubai debut, on the Peninsula shore.
Rosewood’s first hotel and branded residences in Dubai open on the shores of Peninsula Dubai in 2029. A 195-room hotel with private garden villas anchors the development; the residential tower alongside holds 63 residences and five beachfront villas with their own lifestyle amenities. The project is serviced by Rosewood under the group’s A Sense of Place approach.

Part of the Peninsula district, with its own architectural identity.
The residential tower stands beside the 195-room hotel on the Peninsula shore, answering to the district framework — heights, frontage and boulevard line — while carrying its own entrance, facade treatment and interior brief.
Hopkins Architects lead the building; Banda hold the interiors. Both London practices work from restraint — daylight, proportion and material over ornament — which is what Rosewood asked for in its first Dubai building.
Banda’s rooms are built from stone, timber and daylight.
Living floors open the full width to terraces; kitchens are cut from book-matched marble; bathrooms and dressing rooms hold the sea view rather than turning away from it. The palette stays warm and unbroken from entrance to terrace.

Hopkins Architects
ArchitectureThe London practice of Michael and Patty Hopkins, working since 1976 across civic, cultural and residential buildings. Its method is structural and daylight-led, with detail carried by construction rather than applied.
Banda
Interior designThe London studio founded by Edo Mapelli Mozzi, working across development, architecture and interiors. Its residential work is material-first — stone, timber and plaster held in a warm, continuous palette.
Rosewood Hotels & Resorts
OperatorRosewood manages the residences and their service programme under A Sense of Place, the group’s practice of writing each property to its own city and site rather than to a template.
